Bringing the unique perspective of Japanese women to Shanghai

In the development and operation of commercial facilities in train stations, many of our female staff are consistently involved in the design, attraction of stores, construction supervision, and operation. In this context, they are actively working to improve the restroom space and nursing rooms in commercial facilities directly connected to stations, making use of women’s unique perspectives and child-rearing experiences. Since 2017, we have been using their expertise to provide consulting services for the development and operation of on-premises stores in Shanghai Metro stations in Shanghai, China. In Shanghai, stations used to be seen as “transit points,” but recently, attention has been focused on improving the station environment. In the first consulting project, we aimed to create a station where women could feel comfortable, just like in Japan. In addition to attracting stores, we installed a food court with 100 seats, and, as part of improving the station environment, we changed the materials to wood and improved the lighting to create a warm space.

Developing Shibuya Station District from the perspective of working women (construction management, facility design, business PR, etc.)

Currently, many female technical employees are working in the Shibuya development project, which is our largest development project. The female employee who managed construction work for about two and a half years and completed the Shibuya River switching work, the most significant milestone of the project, at the end of August 2015 was also involved in project public relations and is widely active and visible, including appearing as a construction manager in the 10th anniversary project of the Shibuya Bunka Project. In addition, female employees who have been involved in the construction of the new Toyoko building within the development plan from the early stages as architects have been promoting development from the perspective of working women, who could be the main target, especially in the design of the commercial facility (common areas including restrooms and break rooms, etc.), which will be one of its main uses. We will continue to develop this area with the aim of making it “an attractive district for a diverse range of people - Shibuya,” including women, foreigners, and people with disabilities.

Total support for housing-related issues from a woman’s perspective

Tokyu Corporation "Concierge of Residence and Living" is a consultation service in front of the station that offers free consultations on housing-related matters, such as the purchase and sale of real estate, new construction, reconstruction, and remodeling, as well as interior design, moving, and other lifestyle issues, providing total support from a neutral standpoint. After opening its first store in 2009, the company is now operating five stores in areas served by Tokyu’s railway lines.
Most of our concierge staff are women with expertise in real estate and construction, and those who have changed careers or returned to work after childbirth or child-rearing are helping customers “solve their problems” and “realize their dreams” with their unique female sensibilities and perspectives. We strive to create an open atmosphere that makes it easy for customers to come to our store and relax while we provide consultation services, and we have received many happy comments from customers since we opened.

Proposals to add value to condominiums started by a working team of female employees

We want to provide a home that will make our customers even happier! We women should be the ones who are more particular about our homes and notice the details! With this in mind, we formed a working team of all female employees in the condominium business division. A roundtable discussion was held in the model room of the new condominium brand, DRESSER. There was a lively exchange of opinions on the installation of a place in the kitchen for children’s school prints and notes to family members, as well as where to put the trash can. We have created the Elles Essai Project to summarize our findings and suggestions from these women’s perspectives. Inspired by this, male employees also formed a working team, and awareness of more proactive product proposals, such as washbasins that can store shavers while recharging them, has spread throughout the workplace. Units in the DRESSER series of condominiums that introduced this project have sold out, and many options have been ordered. We will continue to provide homes that meet the expectations of our customers.

The Shibuya Chikamichi Lounge, completed in consultation with women

The female employees of the Facility Engineering & Construction Division of the Railway Business Unit led a study in the fall of 2013 to improve the attractiveness of the Shibuya area and increase the number of restrooms, which were lacking at Shibuya Station. At the beginning of the project, only the addition of toilets was planned, but the project evolved into an effort to increase the attractiveness of the station with facilities that added value, such as women’s powder rooms and nursing rooms, by reviewing the functions to suit the various unique targets, not restricted by gender or age, which are characteristic of the Shibuya district. It opened on April 28, 2014 (Shibuya Day) at Shibuya Chikamichi, an underground passage that connects the east and west sides of Shibuya Station.
The facility will have various functions, such as a lounge with a resident concierge, a women’s powder room, a nursing room, and a kids’ room, providing comfortable and convenient services to all users of Shibuya Station, including commuters, shoppers, and foreign tourists.

Measures to promote the influx of child-rearing people by employees raising children

With a declining birthrate and an aging society, a cross-organizational team of employees raising children was formed to promote the influx of child-rearing people in areas served by Tokyu’s railway lines. As the first phase of the team, named "Karugamo Team",  it published two pamphlets, “Co-Trip Tokyu Line De Go Oyako Sampo” and “AERA with Baby x Tokyu Railways: A Book for Fun Outings with Children,” which introduce places to visit along the Tokyu Line and fun excursions by train. I was involved in the editing and publishing of the magazine, leveraging the fact that I am raising a child and I live in Tokyu line’s area.
In addition, we will continue to actively participate in various events and other activities to make the Tokyu line’s area more child-friendly.

Renewal of CONZE Ebisu with female directors and managers

Before renewal

After renewal

A female director and a female asset manager seconded to Tokyu Real Estate Investment Management Inc. were in charge of the renovation of CONZE Ebisu.
In 2012, together with our Property Management department, we invited a women-only hot yoga studio to meet the needs of female customers who live or work in the Ebisu area, and in 2014, we changed the exterior of the first floor entrance from inorganic to natural, with lots of greenery, making it more likely that female customers will casually drop by.
In addition, we invited two restaurants where women can easily go alone, which led to the development of new customers and the acquisition of repeat customers, and now both attendance and sales are going strong.

Development and sales of triangle tickets by the Nadeshiko Team

The Nadeshiko Team was established in April 2011 and consists of six female employees selected from each division, mainly from the railway business unit. The product developed by this team in August 2011 is the Triangle Ticket, which allows you to get on and off freely throughout the day in the triangular area connecting the fashionable towns of Shibuya, Jiyugaoka, and Futakotamagawa. Currently, we are planning and implementing the promotion of this ticket.

Trainchi Jiyugaoka organized by Megami No Kai.

Trainchi Jiyugaoka, a commercial facility that utilizes the Jiyugaoka railway depot on the Oimachi Line, was planned by the Megami No Kai project team of 16 female employees in order to bring a customer perspective to the creation of a facility, as Jiyugaoka tends to have many female visitors. The team worked closely with the local shopping district to reflect a wide range of opinions in the environmental plan and tenant composition, making use of the team's suggestions, such as “easy walking is important even in an atmosphere of stone pavements,” “scattered small stores,” and “stores that make people feel like buying gifts.” Today, we continue to play a landmark role in the local community, which is well received by many customers.
