Property Portfolio Management Policy

The Company and its consolidated subsidiaries have established Environmental Policy and "Environmental Vision 2030" to address environmental issues such as climate change, energy usage, Water Resources, Biodiversity conservation, resource conservation, and reducing pollutants and waste. In the real estate business, we will set and address business-specific targets in accordance with the company-wide policy. We will work with stakeholders, including tenants, to address environmental issues throughout the entire supply chain in real estate business.

Environmental targets and results

Environmental targets for the rental real estate business, including offices and commercial facilities

Switch electricity used in our rental real estate *1 to 100% *2 substantially renewable energy sources by FY 2025

  • *1Excluding properties scheduled for sale or demolition, properties where tenants have electricity contracts, hotels and residential properties, and some joint venture properties where we do not have energy management authority.
  • *2 The entire building, including the tenant-only areas, is included.

In principle, we aim to obtain environmental certifications such as "CASBEE real estate" and "DBJ Green Building Certification" for our major rental real estate *3 by fiscal 2026.

  • *3Real estate with a total floor area of 10,000 m2 or more in terms of our equity (excluding properties used solely for hotel and residential purposes)

Environmental targets for the residential property sales business

All new DRESSER condominiums that begin construction after January 2023 will be required to implement the following five environmentally friendly initiatives as standard specifications.

① Acquired "ZEH Oriented" certification
All units in all properties will obtain "ZEH Oriented" certification, which will improve the insulation *1 and energy-saving performance *2 of homes and bring the annual balance of primary energy consumption closer to the standard set by the Ministry of Economy, Trade and Industry.
  • *1Thermal insulation specifications: Thermal insulation performance (Ua value) 0.6 or less
  • *2Energy-saving specifications: Primary energy consumption (BEI value) 0.8 or less
② Introduction of 100% renewable electricity during new construction and in new buildings
The property will receive electricity through a "method for collectively receiving at high voltage *3," and by making that high-voltage electricity "100% substantially renewable energy *4," we will be able to supply carbon-neutral electricity to the property's common and private areas. In addition, the electricity used during construction of the new building will also be 100% substantially renewable energy.
  • *3Excluding properties where bulk power receiving is not possible.
  • *4100% renewable energy electricity refers to the supply of electricity that has been given the environmental value of a non-fossil fuel certificate and has an adjusted CO2 emission coefficient of 0.000 kg-CO2/kWh. Non-fossil fuel certificates are electricity that has the environmental value of being derived from non-fossil energy sources, and are recognized as reducing CO2 emissions when procured by retail electricity suppliers and provided to customers.
③Installation of solar power generation and storage batteries
All properties will be equipped with solar power generation and storage batteries, so that even during a power outage the electricity from the storage batteries can be used to power common areas, charge smartphones, etc. We will also introduce a system that allows the storage batteries to be recharged using solar power generation.
④Electric vehicle (EV) charging compatible
In order to meet the growing demand for EV charging due to the popularity of electric vehicles, we will install simple or rapid chargers depending on the size of the property.
⑤ Standardization of energy-saving equipment
We aim to develop environmentally friendly housing by making energy-efficient equipment standard, such as converting to LED lighting, installing motion sensor lighting, highly efficient water heaters, and insulated bathtubs.

In addition, in our housing business, we will be certified as a "ZEH developer" in 2021, and we are already working to promote the spread of carbon-neutral lifestyles by introducing 100% renewable energy for all electricity at "Dresser Tower Minami-Machida Grandberry Park," scheduled for completion in January 2024, and "Dresser Tower Musashi-kosugi," scheduled for completion in May 2024. Going forward, we will continue to promote sustainable Urban and community development in harmony with the environment through our condominium development.

Environmental targets for the rental housing business

For our development properties *1 under the rental housing brand "STYLIO" that will begin construction after February 2024, we will develop them with three environmental certifications as standard specifications: "ZEH-M Oriented" before completion of the building, "DBJ Green Building Certification" *2, and "CASBEE real estate" *3 after completion of the building.

  • *1This applies to properties developed by the Company, with some exceptions, such as properties developed by another company as the underwriter and the Company participating as a joint venture, or cases where the Company purchases a property developed by another company.
  • *2"DBJ Green Building Certification" is a certification for the business owner (our company). If the buyer wishes to renew the certification, the buyer must obtain a new certification.
  • *3"CASBEE real estate" is a certification that can be obtained one year after construction is completed, and cannot be obtained for properties sold within one year of completion.

Measures at each property

Green leases offered to tenants

We have included green lease clauses in our lease agreement templates.
We work together with our tenants to promote measures such as complying with energy conservation and environment-related laws and regulations and reducing waste.

Smart meter usage

A centralized meter reading system has been installed in the properties listed below that we manage, allowing us to remotely monitor the amounts of energy used within the facilities, including electricity, water, and heat.

Introduction of Building Management Systems (BEMS)

We have introduced BEMS in the properties listed below that we manage, which allows us to centrally monitor energy usage and the operation status of facility equipment, develop and execute optimal operation plans, and minimize energy consumption through detailed monitoring and control.
We will continue to introduce BEMS to our managed properties, visualize the operating power of equipment in graphs, and use this information to manage operations and eliminate energy waste.

Urban redevelopment projects

For over 100 years since our founding, we have inherited the DNA of "addressing social issues through Urban and community development and providing new value," and have conducted our business with a focus on the development of railway lines and bases, as well as the expansion of transportation networks.
In particular, in the area around Shibuya Station, which is the most important hub, and the wider Shibuya area, we are working on redevelopment by utilizing the urban development Urban and community development and initiatives that our Group has cultivated over many years in Shibuya. Barrier-free access

For all real estate properties owned and managed by our company, we will evaluate whether they are accessible to people with disabilities and will implement measures to the extent required by law.
Additionally, by considering connections to public transportation during the design and development stages, we aim to create facilities that are easy to use for all customers, including the elderly and people with disabilities, as well as local residents.

In railway business, we have completed the installation of barrier-free routes at all 99 stations. We are actively working to further strengthen barrier-free access, aiming to make railway more user-friendly for all customers.
