Improving Biodiversity in the greater Shibuya area / Industry's first TNFD

Tokyu Land Corporation Holdings Corporation
Tokyu Land Corporation Co., Ltd.
Ishikatsu Exterior Co., Ltd.
Tokyo City University

In December 2022, the Kunming-Montreal Biodiversity Framework, a global goal on Biodiversity, was adopted. More than 10 years before, in 2011, Tokyu Land Corporation formulated Biodiversity Policy and has incorporated contributions to "nature positive," which aims to prevent the loss of nature and restore it, into its business. In particular, in the greater Shibuya area, we are working to create an "ecological network" that connects the abundant greenery of areas such as Meiji Jingu and Yoyogi Park through the greening of facilities, and are Urban and community development with consideration for Biodiversity. At Tokyu Plaza Omotesando "Omokado," we promoted greening on the site and rooftop during development, and have been conducting continuous wildlife surveys of birds and insects, including their habitat and migration status, since completion. A joint study with Tokyo City University and Ishikatsu Exterior has revealed that our greening contributes to biological habitat as part of an ecosystem network. We have also verified that greening has positive effects on tenants, such as comfort and increased productivity.
Based on these activities, we quickly adopted the international framework of the Task Force on Nature-related Financial Information Disclosures (TNFD), and became the first Japanese real estate company to disclose information (the sixth in Japan). The greening of 39 of our group's facilities in the Shibuya Wide Area Garden has had a positive effect on restoring Biodiversity, and is notable for quantitatively demonstrating our contribution to nature positivity. These efforts have led to our company receiving the top ranking in Japan in the environmental value category of the Nikkei SDGs Management Survey, leading to high corporate evaluations and appeal to customers through television commercials, etc.

Initiative to achieve carbon neutrality through the introduction of a carport-type solar power plant at Sendai Airport

Tokyu Land Corporation Co., Ltd.
Sendai International Airport Co., Ltd.

To achieve decarbonization of airports, the government's "6th Strategic Energy Plan" sets out the following: "(1) Introduce new technologies into equipment and facilities, (2) Improve operation methods through more sophisticated air traffic control, (3) Promote the introduction of SAF (sustainable aviation fuel), and (4) Promote efforts to reduce CO2 emissions from airport facilities and aircraft, as well as consider and initiate measures to turn airports into "renewable energy hubs" and promote public-private partnerships."
To contribute to these decarbonization efforts, Tokyu Land Corporation, Toyota Tsusho Corporation, and Tohoku Electric Power Co., Inc. built a carport-type solar power plant in the No. 1 Customer Parking Lot at Sendai Airport, which began operation in May 2023. The plant is expected to generate an average annual power output of 1,816,000 kWh (equivalent to approximately 23% of the total power consumption of the passenger terminal), reducing greenhouse gas emissions by 875 tons per year. In addition, the amount of power generated is made visible and posted on the Sendai International Airport Corporation website, helping to foster environmental awareness among airport users.
This initiative demonstrates that it is possible to introduce renewable energy by utilizing land, even in places without a roof or spare space, and is hoped that it will be adopted by other airports and related businesses as well.

Launch of virtual PPA service for construction sites

Tokyu Construction

To accelerate the conversion of electricity used to renewable energy, Tokyu Construction has signed a Virtual PPA (VPPA) service contract, a type of power purchase agreement (PPA *), with Clean Energy Connect Co., Ltd. (CEC), a power generation company. This will allow the electricity generated to be sold to the wholesale electricity trading market, providing the company with the additional environmental value of renewable energy (non-fossil certificates).
Our company is a member of the international initiative RE100, and has declared that it will use renewable energy for all of its business electricity by 2030. However, due to issues such as the large number of construction sites, the short period of time, and installation space, it was difficult to implement a typical corporate PPA at construction sites. Therefore, we signed a contract with CEC and decided to implement the first VPPA in the Japanese construction industry.
CEC has constructed 47 non-FIT low-pressure solar power plants exclusively for our company, which began operation in April 2023. A preliminary power generation simulation predicts an annual power generation of approximately 4.4 million kWh (equivalent to approximately 20% of the electricity used at our construction sites) and a CO2 reduction effect of approximately 1,900 tons. The environmental value created by these power plants will be provided to our company in a stable manner over the long term.

* PPA: A method of supplying and procuring electricity in which power generation companies, retail electricity companies, and consumers enter into a long-term, fixed-price power purchase agreement based on the premise that electricity will be supplied from distant power plants to the point of demand via the power transmission and distribution system.

"ZEBoT" ZEB service for existing buildings

Tokyu Renewal Co., Ltd.
Tokyu Construction Co., Ltd.

In order to achieve carbon neutrality by 2050 and reduce greenhouse gas emissions by 46% by 2030, existing buildings also need to be converted to ZEB * and renovated to be energy-efficient. To address this issue, Tokyu Renewal and Tokyu Construction began offering "ZEBoT," a ZEB, energy-saving, and CO2-reducing service for existing buildings, in January 2023.
The key point of this service is that energy-saving renovations are carried out on a floor/tenant basis, starting with vacant areas, and when renovations are completed on all floors, tenant areas, and common areas, the entire building will be ZEB Ready. It is comprised of a "ZeBoT construction method for each floor and tenant" that solves various problems during renovation work, and a "ZeBoT visualization system" that supports energy-saving operations after completion, and is provided in the following flow: 1) Survey/Plan 2) Design/Estimate 3) Construction 4) Operational Support/Verification 5) Performance Report/Improvement Proposal.
To verify the effectiveness of the "ZEBoT" service, we opened a "ZEB Ready Proposal Live Office" on the second floor of the Shibuya Subway Building. With about 30 employees using it, we are continuously measuring the indoor environmental values and energy consumption to verify its effectiveness.
These initiatives won the Minister of Economy, Trade and Industry Award in the Product Business Model category of FY2023 Energy Conservation Grand Prize.

*ZEB (Net Zero Energy Building): A building that aims to achieve net zero annual primary energy consumption through the use of highly efficient equipment and renewable energy.

Rescue operations in the 2023 Turkey earthquake

Tokyu Architects & Engineers INC.

In response to the earthquake that occurred in the Republic of Turkey on February 6, 2023, the Japanese government dispatched a Japan Disaster Relief (JDR) rescue team. One of our employees (belonging to the Structural Design Department) was dispatched as a "structural evaluation expert" as one of the first members of the team.
JDR is one of the diplomatic functions of the country based on the "Law on the Dispatch of Japan Disaster Relief Teams" and is the only organization that is dispatched at the request of the government of the affected country or international organizations when a large-scale disaster occurs overseas. In addition to rescue team members, the rescue team is composed of specialists such as medical teams, structural assessment experts, and business investigators. The structural assessment experts are tasked with providing advice to rescue team members on how to approach collapsed buildings and how to stabilize unstable components using their specialized knowledge. Structural assessment experts are registered by private individuals, and our company considers this activity to be Social Contribution as a company and has established an organizational backup system to enable us to participate in emergency dispatches and multi-functional cooperation training held throughout the year.
Since returning from Turkey, he paid a courtesy visit to Prime Minister Kishida and received a letter of appreciation from the Japan International Cooperation Agency. In addition, he has received numerous requests to serve as a lecturer from fire departments across the country, helping to raise the profile of Tokyu Group.

Shibuya Sakura Stage "Walkable Urban and community development connects the city and its people"

Tokyu Land Corporation

Shibuya Sakura Stage, which Tokyu Land Tokyu Land Corporation has been working with many stakeholders to develop, was completed in November 2023. As the "last piece" of the five-block project around the station that Tokyu Group has been working on as part of the Shibuya area redevelopment, which is said to be a once-in-a-century event, the project involved the integrated development of approximately 2.6 hectares of land in the southwest area of the station, and the resolution of issues such as complex traffic flow, the elevation difference due to the valley topography unique to Shibuya, and the division between National Route 246 and the JR line. To resolve these issues, the project cooperated with the development of the new JR ticket gates and developed walkways and pedestrian decks, improving the mobility and convenience of the town.
Comprised of two zones, "SHIBUYA Side" and "SAKURA Side," the facility combines an office area, a commercial area, an event space, and the only residence (155 units) in the central area of Shibuya Station, creating a space that connects the city with various visitors from Japan and abroad. In addition to proactively taking environmental considerations into account, such as reducing CO2 emissions, utilizing wastewater, and greening walls, the facility is also working on regional disaster prevention, such as by securing space for approximately 2,900 people to temporarily stay in the event of a disaster.
Upon completion, it was widely covered in the media and made a significant contribution to increasing the value of the Tokyu brand.

hug・eco project ~Upcycling event~

Nagano Tokyu Department Store Co., Ltd.

Nagano Tokyu Department Store has launched a "Regional Platformer" project, an attempt to expand its involvement with various local products, people, and businesses. As part of this project, it promoted the "hug eco project," an eco-friendly initiative, and held a clothing upcycling event in collaboration with Oka Gakuen Total Design Academy, a fashion school in Nagano City.
We asked customers who visited Nagano Tokyu Department Store to donate their "favorite piece of clothing" to donate clothing items, and the students at Oka Gakuen upcycled the collected items and banners we provided into other clothing and miscellaneous goods as part of their classes. In addition, we gave a lecture on consulting sales to students with little customer service experience, and after preparing to introduce the products for sale on Instagram Live, we held an exhibition and sales event for 100 completed items in the square in front of our store. Many people came to visit.
This original plan to reduce waste was featured in local media and received a great response. We will continue to consider other environmental conservation initiatives in collaboration with local companies.

First demonstration experiment of resource circulation at a sports facility begins

Tokyu Sports System Co., Ltd.

Since December 2021, Tokyu Group has been working with Bookoff Group Holdings Co., Ltd. and its group companies to promote "resource circulation-Urban and community development" along areas served by Tokyu’s railway lines, which encourages people to recirculate and recycle things instead of throwing them away. Tokyu Sports System held an event to buy unwanted items, aiming to foster and spread a culture of reuse along areas served by Tokyu’s railway lines. This was the first attempt of its kind at a sports facility.
To make it easier for members to reuse items, we held events at our fitness clubs, "Atrio Due Next Tama Plaza" and "Atrio Due Next Himonya," and at the golf driving range, "Swing Himonya." A total of 153 customers took part, and 3,797 items were purchased (total for the three stores).
As a demonstration experiment, the total weight of purchased items from one store was measured (791.6 kg). Converted to CO2 emissions, this amount was equivalent to a reduction of 429 kg. Reusing items that were scheduled for disposal led to a reduction in environmental impact. This initiative was featured in the online editions of major media outlets, including the Nihon Keizai Shimbun, and attracted attention. We plan to continue this initiative in the future.

A first in the bus industry! An initiative that contributes to a sustainable supply chain

Tokyu Bus Co., Ltd.

Tokyu Bus has endorsed "PROJECT TREE," an initiative by Itochu Corporation that aims to achieve traceability and sustainability of natural rubber, becoming the first bus company in the world to join the initiative.
Approximately 70% of the natural rubber consumed worldwide is used for tires, and with demand for natural rubber expected to continue to grow, it is essential to address issues such as forest conservation in producing regions and support for small-scale farmers. As tires are essential for our business operations, we decided to participate in this project out of our desire to contribute to building a sustainable supply chain for natural rubber.
TOYO TIRE Corporation, a major supplier of bus tires, produces "PROJECT TREE sponsored tires" allocated using the mass balance method * using natural rubber whose origin has been certified by "PROJECT TREE". Approximately 90% of the new tires replaced annually are replaced with these "PROJECT TREE sponsored tires", and the tires are being replaced one by one. In addition, from September to November 2023, a "PROJECT TREE" wrapped bus was operated in the Shibuya and Setagaya areas.

*Mass balance method: A system applied in a variety of industries, including palm oil and paper. When raw materials with certain characteristics are mixed with raw materials without them in the process of processing and distributing products, this method allocates those characteristics to a portion of the product produced according to the amount of raw materials with those characteristics input.
